Several years ago, we had the wood floors in our 1916 home sanded and refinished with a tung-oil type finish. They looked good for a while (I am a big fan of tung-oil finishes on wood furniture because it's easy to maintain, spot-repair, and reapply). But eventually the damp mopping and traffic wore off the finish. Even though thinner tung-oil finishes let you feel the grain, still you could tell that about all there was left between your foot and raw wood as a coat of stain...
I can't remember how I learned about Waterlox, but now I swear by it. You can apply it to new wood or wood with an oil-based coating... follow the instructions on their website and your floors will be bulletproof! All you need is the product, some lambswool applicators, mineral spirits for prep and cleanup, and a disposable aluminum roasting pan for your "mop bucket." Slowly I have refinished all 2000 sq. ft. now with Waterlox (sometimes a room or two at a time), and the floors that were done two years ago still look AWESOME. I have also used the Satin Finish on dresser and coffee-table tops that had previously been coated with tung oil; no more worries about water spots. Description of Waterlox Original Sealer/Finish, QuartThis premium tung oil-based wood sealer/finish in the Original Formulation goes on easily with brush, lambswool applicator, cloth roller or spray. It resists alcohol, hot liquids and similar problems while sealing the wood and hardening and enhancing the woods natural appearance. Note: Available in Original and a Low VOC Formulation. Both formulas go on easily and offer superior results, but should not be used together. If you start out with Original, complete the project with Original, or if you go with the Low VOC Formulation, continue to use the Low VOC Formulation through to completion.
